Purchasing a home is an important decision that you will making and do not make the decision to navigate on your own. We are seasoned professionals and we want to help you through the critical stages on the buying process so you can enjoy your dream home

Buying Process

1. Buyer Consultation Meeting

Reach out to me, define your priorities and time-frame. I will work as your trusted advisor to help guide your search. I will first walk you through the whole buying process and educate you on what you should and shouldn’t do during the buying process.

2. Get Pre-Approved

Before beginning your search, your first step is to get pre-approved for a mortgage loan (unless you will be paying in cash for the full price of your home). I am happy to connect you to a couple of lenders. Based on your income, credit history, assets, and liabilities, the lender will determine how much a bank will lend you, which will help you determine the price range for our search.

3. Customize Home Search

I will create a “CUSTOM VIEW” with the current real-time inventory that is specific to your based price range by considering your ideal location, amenities, and home types. I will also include many “COMING SOON” and “POCKET” Listings.

4. Visit Properties

Let’s go for a ride! Each property that you would like to view, I will provide you with detailed property research and traffic light output. We will shortlist the homes together and I will take you for a tour either during the open house or at your preferred timing.

5. Identify Property and Write an Offer

Once you have selected a property you are ready to write an offer. I will share a detailed analysis of the sold price and make a recommendation on a fair market price for the property. I will guide through the process including negotiating strategy and submitting a written offer.

6. Negotiate and Acceptance

I will diligently follow-up on the offer with the other agent to make sure why your offer is the best offer for the property. If the seller sends a “counter-offer”, I will guide you on what the “counter-offer” means and how to respond. Once both the parties agreed to the terms, accepted and signed, then you are in-contract. Once you are in the contract I will advise on the delivery of options and earnest money in a timely manner.

7. Due Diligence

Once you are under contract, you will have an opportunity to perform due diligence, conduct inspections, order title, and appraisal, obtain homeowners insurance and review terms with your lender i.e. referred to as contingencies. During this period, my role is to protect your interest and get you out of the contract should these contingencies raise any red flags.

8. Final Walk-Through

A final walk-through ensures that the property's condition hasn't changed since your last visit and ensure agreed-upon repairs by the sellers (if any) are completed.

9. Closing and Funding

Your loan is approved by the underwriter and closing documents are sent to the Title Company. Escrow Officer will then schedule a closing appointment for you. Three days prior to closing I will review the closing disclosure to ensure all numbers tally based on the contract. I will be at closing with you to ensure all questions are answered as you sign the documents.

10. Recording and Collecting Keys

The closing is taken care of by the Title Company, they will facilitate the transfer of funds and deed. Congratulations, you are now a homeowner! My journey to serve you for a lifetime will continue!.
