Many homeowners that I meet ask if building a swimming pool is worth an investment where they can recoup cost when it is time to sell.
#1 Decide on the purpose. If the aim is for the family to use and enjoy the pool, then equating investment return will not make sense.
#2 Neighborhood pools. If most of the homes in the neighborhood have a pool, then having one will certainly help in future resale.
#3 Design/Maintenance of the pool. In my years of experience, a properly designed pool that is maintained well increases the chance of selling the home.
#4 Pool and SPA. This, again, depends on the usage.
Given the above factors, a majority of the buyers feel they will be getting the pool at 40 to 70% discount against the actual cost to build. A few buyers who are budget conscious would avoid a home with a pool as it will add to their monthly fee to operate.
In summary, if you decide to build a pool, your decision should be primarily driven by its usage, memories you create using and maintaining it.
